I listen to the proposal for your pub and record key details. It then takes around 48 hours for me to prepare the free appraisal which considers the options open for each enquiry received. The appraisal is carried out on a scoring basis which must exceed 65% for me to consider progressing further, if instructed. Once complete, the appraisal is sent by email and there is no charge for this stage of the process.

If yours is the last pub in the community it is less likely that a change of use proposal resulting in the loss of the facility will be permitted. However, if the business can be proven unviable in the long-term (at least 3 years’ trading accounts showing consistent losses) and the provisions of the Local Plan policies are met, it may be possible to obtain planning permission for an alternative use.
